Characterful Lincolnshire farmhouse in AONB with 2 loving dogs & chickens

Introduction

My husband and I live in a Grade II Listed 1900c farm house in an Area of Natural Outstanding Beauty in the Lincolnshire Wolds with our 2 dogs, Marvin and Nina and a small flock of chickens. Our home is approximately 15 miles from the coast. We relocated from London 20 years ago, to bring up our family of 2 boys away from the city, in an idyllic rural setting. I am a senior leader in the teaching profession and my husband is a retired electrician. Our sons are now grown up and have left home, one having graduated in Law and now travelling in Australia, and the other completing his Law degree in Leeds. My husband is a keen fisherman and I have recently taken up the hobby of pottery. We go away several times a year, in the summer with our extended family, for several weekends and at Christmas time every other year, also to be with family. We have always had house sitters, rather than used kennels for our dogs, as we want them to remain in the comfort of their own home whilst we are away on holiday. Historically our neighbours have house sat for us, however they have now moved house.

Home & location

Holly House Farm is a beautiful Grade II Listed detached family farm house, situated 1/4 a mile down a farm lane, with uninterrupted views over the AONB Lincolnshire Wolds. The house sits within an acre of its own grounds, being completely private and surrounded by Lincolnshire post and rail fencing. There are 4 bedrooms, including the master bedroom with ensuite wet room and a family bathroom with a bath and shower. Downstairs, the accommodation includes a large living kitchen with stone and oak floors, including a dining area, ornate tiled fire place and wood burning stove. The kitchen is well equipped as the house owner is an enthusiastic cook, including a bean to cup coffee machine. The living room is a cosy retreat, also with a wood burning stove. There is a second living room with open fireplace, currently used as a games room, and gym with an electric bike, weights and a bench. There is also also a utility/boot room. Outside is a garage, hot tub, log shed, vegetable garden, chicken garden, apple orchard, lawn area and patio with a hot tub, fire pit and BBQ. The house has direct access to a public footpath which meanders through the Lincolnshire Wolds, and is adjacent to the beautiful Snipe Dales Country Park. It is approximately equidistant from the market towns of Horncastle, Alford and Spilsby, being only 15 miles from the coast and 35 minutes from the city of Lincoln with its historic castle, cathedral, ancient walls and medieval architecture.

Responsibilities

Our two dogs are walked every day and then let out throughout the day into the garden when they wish to and where they are free to roam, as the grounds are enclosed. They are fed in the morning, after having had a treat and then again in the afternoon. They are not allowed upstairs, but live in the living room, kitchen and boot room, where they have several beds and sofas to sit on. They are used to being with us throughout the day as either myself or my husband are usually at home . They are both very loving. Marvin particularly loves to be cuddled. Nina can be a little shy when she first gets to know you. They are both fully house trained and also come to the commands of "here", "wait", "sit" and "give a paw". They love nothing more than lying in front of the fire in the evening, or on the sofa with a family member. Neither is taking medication.
